When you need it

Why do it properly
A power-washed roof looks great for a week and destroys the tile coating. Manual scraping plus a proper biocide is the only method that clears moss without stripping the tiles or forcing water under the felt.

Moss holds water against your tiles year-round
Concrete and clay tiles are designed to shed water fast. Moss holds moisture against the surface for weeks at a time, softening the outer skin of the tile and accelerating freeze-thaw damage every winter. Left long enough, tiles start crumbling at the edges.

Materials and tiles we clean
Concrete interlocking tiles, plain clay tiles, slate (natural and man-made) and profiled roofing sheets. Method varies by material — slate is treated with extra care because it's more brittle at the edges. We inspect for cracked, slipped or missing tiles and flag them before work starts, so you're never surprised by damage that was already there.
Why manual removal, never high pressure
The industry-standard method for a roof that stays clean is soft-wash: manual moss removal followed by a biocide. High-pressure washing strips the tile coating, forces water past overlapping edges into the roof void, and guarantees you'll be paying for the same job again within a year. We do not use high pressure on roofs — ever.
Biocide, and why it's the important step
The visible moss is only part of the problem. Airborne spores land on the tile surface and colonise within months. The biocide treatment kills spores at the surface so regrowth has to start from zero — that's what turns a two-month result into a two-to-three year result.
2–3 year roof treatment plan
For past roof-clean customers we offer an ongoing 2–3 year treatment plan — a lighter biocide top-up that keeps the roof looking clean between deep cleans and costs much less than a full re-clean. Ask about it when your original clean is due a refresh.

Domestic pitched roofs are our bread and butter. For commercial buildings — flat roofs, industrial cladding, coated metal profiles — we use different chemistry and access equipment, and quote after a site walk-through. Ask if you need this.
